April 2026: Housing Market Update

The Central Lakes Association of REALTORS® has released its April 2026 Housing Market Statistics, highlighting month-over-month increases in both sales activity and average prices across all Regions, alongside steady inventory levels as the spring market continues to unfold. Overall, the data points to a more active and balanced market environment.
“The Bank of Canada’s decision to hold the overnight lending rate at 2.25% provides a level of stability that is helpful for both buyers and sellers navigating today’s market,” said CLAR President Christine Riley. “As we move further into the spring market, we’re seeing increased activity across our Region, with more sales and steady listing levels creating a more dynamic environment.”

Below is a closer look at what happened in your area:
Hastings County
Hastings County saw 198 home sales in April, up 66.4% from 119 in March - a strong continuation of spring momentum. The average selling price increased 2.0% to $548,797.
New listings rose 33.8%, while homes spent an average of 46 days on the market, reflecting improved pace and steady demand.


Northumberland County
Northumberland County recorded 103 sales in April, slightly up from 102 in March. The average selling price increased 6.5%, rising to $714,267.
New listings saw a slight decline of 1.2% to 324, with homes spending an average of 56 days on the market.

Prince Edward County
Prince Edward County recorded 33 home sales in April, up 106.3% from March - a significant jump in activity. The average sale price increased 18.3% to $644,129.
New listings rose 26.7%, with homes spending an average of 55 days on the market.
