August 2026: Housing Market Update

The Central Lakes Association of REALTORS® has released its August 2026 Housing Market Statistics, showing a seasonal slowdown in activity as summer comes to a close. Sales activity eased across all CLAR Regions compared to July, while average price trends remained mixed and year-over-year results varied from one local market to another.


“August often brings a seasonal slowdown in housing market activity as summer comes to a close, and we saw that reflected in sales and new listing activity across our Regions compared to July,” said CLAR President Christine Riley. “However, the year-over-year figures provide an important perspective, with several Regions recording gains in average prices, sales activity or new listings compared to August 2025. Real estate remains highly local, and market conditions continue to differ from one community to the next.”



Below is a closer look at what happened in your area:


Hastings County

Hastings County recorded 171 home sales in August, with sales slightly higher than the same month last year. The average selling price increased 7.3% from July to $556,108, and was also higher than August 2025.


New listings totalled 342, also slightly higher year-over-year, while homes spent an average of 50 days on the market.


Northumberland County

Northumberland County recorded 118 home sales in August, unchanged from August 2025. The average selling price was $709,023, an increase from the same month last year.


New listings totalled 288, while homes spent an average of 49 days on the market, reflecting a relatively steady pace of activity heading toward the fall market.


Prince Edward County

Prince Edward County recorded 34 home sales in August, slightly higher than August 2025. The average selling price was $676,905, down from July’s $764,362.


New listings declined month-over-month, while homes spent an average of 74 days on the market, reflecting a slower pace as summer came to a close.
