As we move deeper into fall, real estate activity across Hastings County and Prince Edward County continues to show balanced momentum - with more inventory, steady buyer interest, and some encouraging signs of confidence returning to the market.

Hastings County

Hastings County reported 163 sales in October, just shy of September’s 168 but higher than the 152 sales recorded one year earlier. The average selling price of $502,746 reflects a natural seasonal adjustment from September’s $559,101 and remains almost identical to October 2024’s $502,330, showing year-over-year price stability.

Active listings climbed to 846, compared to 746 this time last year — offering buyers more choice and easing some of the pressure seen in earlier months. Homes spent an average of 47 days on market, up slightly from 37 days in 2024, signaling that buyers are taking more time to make confident, informed decisions.

Prince Edward County

Prince Edward County continues to impress with consistent growth and strong buyer demand. The region recorded 49 sales in October, matching September’s total and more than doubling the 24 sales from October 2024.

The average selling price climbed to $832,428, an 11.5% year-over-year increase and up 5.14% from September, pointing to renewed interest in the area’s unique lifestyle and property offerings. New listings rose sharply to 124 from 39 last year, while the average days on market improved to 40, down from 52 in October 2024 — a sign that well-priced homes are continuing to move efficiently.
